2. Not a title search or title insurance
Our title and lien research is a convenience summary compiled from public records. 3. Data comes from public sources and may contain errors
Our information is drawn from third-party and public sources, including the Macon Reporter legal notices, the Georgia Superior Court Clerks’ Cooperative Authority (GSCCCA), Macon-Bibb County records and CAMA/ArcGIS data, court filings, and similar sources. These sources may be incomplete, outdated, mis-indexed, or inaccurate. Auctions are frequently postponed, cancelled, redeemed, or otherwise changed after notices are published. We do not guarantee the accuracy, completeness, currency, or availability of any information.
4. Estimates are opinions, not guarantees
ARV figures, rehab tiers, recommended maximum bids, redemption premiums, and similar outputs are estimates and opinions based on assumptions and models that may be wrong. They are not promises or guarantees of value, condition, marketability, returns, auction outcomes, or profit. Property condition is generally not inspected and may differ materially from any estimate.
5. Auction investing is risky
Buying property at courthouse foreclosure and tax sales involves substantial risk, including the risk of losing your entire investment. Outcomes depend on factors outside our control. You are solely responsible for your own due diligence and decisions.
